But despite his breakthrough campaign, Sport say Madrid boss Zinedine Zidane has no plans to keep the Spaniard.
It comes after 25-year-old Frenchman Ferland Mendy enjoyed a successful season in the Spanish capital, surpassing Marcelo as the club's regular left-back.
Reguilon has attracted attention from across Europe, with French champions PSG rivalling Chelsea in the transfer pursuit.
Blues boss Frank Lampard has prioritised signing a left-back this summer.
It is understood Leicester's Ben Chilwell is top of his list, but comes with an £80m price tag.
The Foxes are in no rush to sell Chilwell either, and will look to hold out for their valuation.
Reguilon provides Lampard with a far cheaper alternative, as he also looks to pay out on 21-year-old Kai Havertz and a centre-half.
Chelsea have also been linked with Alex Sandro, 29, Alex Telles, 27, and Nicolas Tagliafico, 27.
It leaves defensive pair Marcos Alonso, 29, and Emerson, 26, facing an uncertain future.
But former Chelsea manager Antonio Conte is working to sign Emerson for Inter Milan.
